Control relationships organized around real building use.

This financial headquarters supports offices, meetings, facilities and business-continuity functions. The BMS is approximately 1,200 I/O points and covers central plants, pumps, valves, HVAC, ventilation, public lighting, office terminals, energy metering, alarms and phased integration. Existing controls had to be modernized with limited impact on normal business.

Turning system scope into equipment, logic and commissioning.

On this project, Kimma delivered the existing BMS retrofit, establishing the system and equipment baseline, preparing point mapping and sequences by area, changing wiring and communications in agreed windows, and verifying commands, feedback, alarms, trends and key sequences. Observation and issue resolution continued after each area returned to normal operation.

Site conditions shaped the delivery path.

The building could not be placed into a single commissioning state. Work areas, cutovers, equipment outages and test windows required advance coordination, and legacy device condition had to be verified individually. Comfort, business continuity and delivery efficiency had to remain balanced.

PROJECT HIGHLIGHT

Complex system relationships made clear and maintainable.

The phased retrofit modernized control logic and integrated retained equipment without exposing the occupied headquarters to a one-time cutover. Operators gained clearer status, alarms and trends together with a better program and configuration baseline. The project is defined by low-impact, reversible delivery.
