The operating problem

Buildings often contain systems from different brands, protocol families and generations. Reading values through BACnet, Modbus or a gateway does not resolve point meaning, units, write authority, alarm rules or fallback behavior.

The objective

For mixed systems, Kimma defines point semantics, authority, alarm ownership, sequence conditions and acceptance before connecting interfaces. Useful information remains visible while equipment safety and local control stay protected.

How the system works

  1. Create an interface matrix covering addresses, data types, units, enumerations, read/write attributes, update rates and quality status, then verify points against field behavior.
  2. Separate monitoring, setpoint, command and sequence authority. Equipment protection and fast local loops remain in their native systems; the BMS coordinates approved supervisory actions.
  3. Align time, naming, alarm priorities and trends, and test normal, manual, fault and communications-loss conditions—not merely an online protocol connection.

The practical outcome

The result is a maintainable integration in which operators understand what each critical point means, who may change it, who owns its alarms and how cross-system actions fail safely. The interface record also supports future additions and platform changes.
