PROJECT OVERVIEW
Control relationships organized around real building use.
This occupied business complex combines premium offices, commercial amenities and reception areas with different schedules and operating needs. Its existing BMS covers air-handling and ventilation systems, fan-coil units, central plants, pumps, valves, public-area lighting, alarms and trends, at a reference scale of approximately 1,500 I/O points. The modernization had to connect new and legacy equipment without disrupting normal operation.

On this project, Kimma delivered the existing BMS modernization, reviewing equipment, points and control relationships before completing integration, sequence configuration, zoned schedules and system commissioning. Work proceeded by area through baseline checks, interface tests, command and feedback verification, and alarm and trend review before continued operating support.
DELIVERY CHALLENGE
Site conditions shaped the delivery path.
The main challenge was the interaction between occupied operation, limited cutover windows and the condition of legacy controls. Areas required separate migration plans, field points had to be checked against real equipment, and office and commercial schedules could not be treated as one pattern.
PROJECT HIGHLIGHT
Complex system relationships made clear and maintainable.
The modernization brought multiple mechanical systems into a clearer operating structure. Zoned schedules reflect the different rhythms of offices, commercial areas and shared spaces, while commands, feedback, alarms and trends can be reviewed together. Its defining feature is a phased approach that protected daily operation and left a maintainable basis for further tuning.
